The Old Manse in Smailholm is positioned on the south side of the hamlet and offers stunning southerly views over the surrounding countryside. Smailholm is one of the prettiest villages in the Scottish Borders and lying about 6 miles northwest of Kelso. It is a thriving and popular village offering some of the most picturesque countryside in the Scottish Borders and an incredibly strong social community centred around its Village Hall.
The nearby town of Earlston lies about 6 miles northwest of Smailholm Manse and offers local amenities and services such as a well-stocked local shop, an excellent butcher, a Co-op and a lively public house. Earlston also offers one of the most highly regarded High Schools in the Scottish Borders.
